Prepare finishes selections sheet and provide selection and finishes assistance from the interior designer.

Electrical Plans

Provide electrical and lighting plans for basement.

Construction Scope

  1. 1.Demolish and dispose of all finishes and partitions throughout ground floor, exposing perimeter solid masonry walls.
  2. 2.Provide structural reinforcement of 2nd floor floor joists and/or add beams(s) as required to allow fully open concept at ground floor and provide stud walls at perimeter of ground floor to accommodate insulation.
  3. 3.Provide modifications to rear wall of ground floor and provide new, large patio door system.
  4. 4.Provide new front door and replace existing ground floor windows.
  5. 5.Provide plumbing for new kitchen and powder room including good quality plumbing fixtures and provide modifications to existing stacks and/or plumbing at underside of existing 2nd floor where required.
  6. 6.Provide modifications to existing ductwork as required to feed 2nd floor and to optimize performance at ground floor.
  7. 7.Provide 3” of closed cell foam insulation at perimeter walls of ground floor.
  8. 8.Provide drywall at walls and ceiling throughout ground floor.
  9. 9.Provide tile flooring at front entrance and provide engineered wood flooring throughout ground floor.
  10. 10.Provide custom cabinets and solid surface countertops, with stone backsplash.
  11. 11.Provide sanding and refinishing of existing staircase from ground to 2nd floor and provide make-good to existing handrails/guardrails as required.
  12. 12.Provide 3 solid core paint grade interior doors with good quality hardware.
  13. 13.Provide paintgrade jamb extensions and casings as required at windows and doors and paintgrade baseboards at ground floor.
  14. 14.Provide priming and painting (2 finish coats) throughout ground floor.
