Construction Scope

  1. 1.Demolish and dispose of all finishes and partitions throughout ground floor, exposing perimeter solid masonry walls.
  2. 2.Provide structural reinforcement of 2nd floor floor joists and/or add beams(s) as required to allow fully open concept at ground floor and provide stud walls at perimeter of ground floor to accommodate insulation.
  3. 3.Provide helical pile supports for new rear addition.
  4. 4.Provide framing for new rear addition, including dropped floor structure to ensure comfortable floor condition.
  5. 5.Provide roofing for new rear addition.
  6. 6.Provide patio door and two windows for new rear addition.
  7. 7.Provide perimeter animal-proof skirt for new rear addition.
  8. 8.Provide stucco exterior cladding and required aluminium soffit, fascia, eavestroughs and downspouts for new rear addition.
  9. 9.Provide modifications to existing ductwork as required to feed new rear addition.
  10. 10.Provide plumbing for kitchen and include good quality plumbing fixtures.
  11. 11.Provide electrical upgrades as required for renovated kitchen and code-compliant electrical at addition.
  12. 12.Provide code-compliant insulation at walls, ceiling and floor of new addition.
  13. 13.Provide drywall at walls and ceiling throughout addition and where necessary to make good at renovated kitchen area.
  14. 14.Provide tile flooring at front entrance and provide engineered wood flooring throughout ground floor.
  15. 15.Provide paint grade jamb extensions and casings as required at windows and doors at addition and provide paint grade baseboards at addition and to make-good at kitchen.
  16. 16.Provide custom cabinets and solid surface countertops, with stone backsplash.
  17. 17.Provide priming and painting (2 finish coats) throughout ground floor.
