Construction Scope

  1. 1.Demolish and dispose of all finishes and partitions throughout ground floor, exposing perimeter solid masonry walls. Demolish and dispose of roof.
  2. 2.Modifications to existing masonry walls to accommodate new/altered window door openings.
  3. 3.Framing for new second floor addition.
  4. 4.Perimeter and partition wall framing for revised layout at existing ground floor.
  5. 5.Provide roofing.
  6. 6.Patio door, front door and new windows throughout ground and second floors.
  7. 7.Stucco exterior cladding and required aluminum soffit, fascia, eavestroughs and downspouts for new rear addition. (existing ground floor exterior walls left as-is).
  8. 8.All new HVAC equipment and new ductwork as required.
  9. 9.Plumbing for kitchen including good quality sink and faucet.
  10. 10.Plumbing for 2.5 bathrooms including 1 freestanding tub, 1 custom shower, 1 tub/shower, 1 double sink vanity, 2 single sink vanities, 3 toilets, including good quality plumbing fixtures.
  11. 11.New wiring and lighting throughout ground and second floors.
  12. 12.Code-compliant insulation at walls, ceiling and floor of second floor, and provide 3” of two pound spray foam throughout walls of existing ground floor.
  13. 13.Drywall at walls and ceiling throughout ground and second floors.
  14. 14.Tile flooring at front entrance and provide engineered wood flooring throughout ground floor and second floors (except bathrooms).
  15. 15.Tile at kitchen backsplash, at floors of bathrooms, and at shower and tub-surround areas.
  16. 16.New oak staircases and wood guardrail and handrails at ground to second floors and at newly positioned ground to basement stairs.
  17. 17.Provide 16 solid paint grade interior doors with hardware, paintgrade jamb extensions at windows, paintgrade door jambs, paint grade casings and baseboards throughout ground and second floors.
  18. 18.Custom kitchen cabinets and solid surface countertops.
  19. 19.Basic closet interiors for bedrooms and front hall closet.
  20. 20.Priming and painting (2 finish coats) throughout ground and second floors.
  21. 21.Shower glass and bathroom accessories.
